Triple Crown Senior Living Completed Successful Sale of Two-Community Portfolio, Proving Its Development-and-Operations Model

Triple Crown Senior Living announced the successful sale of two communities developed in partnership with Denton Floyd Real Estate Group: Bridgepointe Gardens, a 131-unit assisted living and memory care community in Jeffersonville, Indiana, and Forest Hills Commons, a 119-unit senior living community serving Louisville, Kentucky. Triple Crown began operating Bridgepointe Gardens in 2022 and Forest Hills Commons following its purchase on September 20, 2022, driving occupancies to their highest levels, respectively, by the time of sale.
Together, the two transactions continue to prove the proof of concept in Triple Crown’s strategy, set in motion several years ago: partner with a best-in-class developer to deliver modern, purpose-built senior housing, apply a disciplined operating platform to stabilize and elevate performance, and recycle the resulting value into future growth. Denton Floyd delivered the real estate, while Triple Crown provided the operating platform — including staffing, clinical oversight, hospitality, and resident services.

Triple Crown will continue to manage Forest Hills Commons for its new ownership group, ensuring a seamless experience for residents and families. Proceeds from the sales will support Triple Crown’s ongoing growth strategy, enabling reinvestment into new development and acquisition opportunities across its regional footprint. Triple Crown currently operates 13 communities totaling 1,229 units across Ohio, Kentucky, Indiana, Tennessee, and Texas.
